LONG LEASE LAND BONAIRE

A lot of the state-owned areas on Bonaire are released as long lease land according to the system of the Dutch municipal authorities.

The legislation of releasing long lease land on Bonaire is incorporated from the legislation of The Netherlands.

The release period of long lease land on Bonaire is 60 years and the leaseholder has the thorough use of the land; the leaseholder is allowed to build, hold a mortgage and is allowed to sell after building a construction on the land. The ground rent has to be settled on a yearly basis, which is variable in proportion as the size and location of the long lease land.

After the closing limit of the long lease period it will be continued under the common conditions of releasing long lease land which belongs to the island territory Bonaire.

ERFPACHT BONAIRE

De overheidsgronden te Bonaire worden in veel gevallen in erfpacht uitgegeven volgens het systeem dat de Nederlandse gemeenten hanteren.

De wetgeving over de uitgifte van grond is op Bonaire overgenomen van de Nederlandse wetgeving.

De grond wordt uitgegeven voor 60 jaar en de erfpachter heeft het recht van absoluut gebruik van de grond; de erfpachtnememer mag er op bouwen, er een hypotheek op nemen en het verkopen wanneer er een opstal op het desbetreffend grondstuk is gebouwd.

Jaarlijks moet een erfpachtscanon worden voldaan welke varieert naar de grootte en de ligging van het grondstuk.

Na afloop van het erfpachttermijn wordt deze verlengd onder de algemene voorwaarden voor de uitgifte van erfpacht van grond toebehorend aan het eilandgebied Bonaire.
